Hello Greer, although you there may be some truth in that MLS deals may not have the best margin possible, they are the most plentiful. The reality is that off market deals are of course some of the best and have the deepest discounts that at times result in the largest profit margin. However, I would not discount the MLS as not having any good deals anymore. Thousands of homes go to the MLS that are in various stages of distress for a variety of reasons. You'll have your typical bank owned REOs, short sales, pre foreclosures, and deals that some investors are just looking to wholesale and make a quick buck on. I would recommend getting extremely familiar with the area in which you are looking to flip and do extensive market research to get really familiar with the area and its price points. This way, you will be better able to identify deals whether they be MLS or otherwise. I've found that many investors that are unable to find deals on the MLS are ones that are not as familiar with areas and prices as they should be and hence many homes never hit their radars. By all means use alternative methods to get leads: direct mail, bandit signs, networking with REO brokers in your area, RE meetup groups where you can network with other investors, and of course Bigger Pocket forums in which you can find fellow investors in your neck of the woods that can be a great resource for you.
