@Joe Villeneuve there's a leak when flushed under the toilet. The tenant on the other side said that the previous owner of my side got several plumbing companies to open the whole restroom floor to fix the issue but apparently they never did.

@Evan Polaski thanks for responding. I'm not sure if it's on their side but if I fix the plumbing I would definitely have to also fix the foundation too. That would probably damage the neighbor's side too and when the neighbor wants to fix their side of the foundation they can damage mine too. That's why I need to contact the owner of said side to try to get him to fix his side at the same time.

@Joe Villeneuve I thought it would be rent ready even with the foundation issue. But yes, now I know and I think it's the foundation that messed up the plumbing. In the master bath when flushed the whole restroom gets flooded and almost reaching the master bed carpet. The neighbor says it also reaches his side and that the previous landlord had the same problem and it cost him tenants not lasting and breaking leases. So my issue is if I fix my side, there's a chance I'll damage theirs or even mine more. But I can't get a tenant in there like that right now so another option would be to move there myself and rent out my current residence.

@Theresa Harris, yes the other side is tenant occupied. I walked over the first day after purchase. They gave me the landlord's number but they never answer and tenant says they haven't had contact in over 7 months. Tenant said he just sends the money over when it's due. When the toilet is flushed the master bath is flooded almost reaching the master bed carpet and the said tenant also says that water reaches his side too.

I have a property I purchased which is just a half duplex. The property seemed rent ready but I just discovered major plumbing issues on a slab foundation. I knew it had foundation issues because they were obvious but I taught I'd get those fixed with time. I've tried to contact the owner of the other side for over a week now but doesn't answer phone calls. What are my options? It's a 2 bed 2 bath but with the plumbing problem I won't be able to use the master bath which is the most spacious. I cant get renters in there like that.
