Hello Everyone,2 Questions: Cap rates I live in Bradenton,Sarasota fl I have looked at a number of propertys a few in very good locations and cash flowing Problem I'm haveing is
these propertys are capping out at anyware from 6 to 8% I'm told by the consultants I'm useing I need at least a 10% cap. Now when I tell this to a realtor they laugh and tell me I'll not get a 10 cap in this area I really don't think they will accept anything unless
it is very very close to thier list price. Don't mention anything crative to purchase their responce is NO THE SELLER WON"T GO FOR THAT THEY WANT CASH. Sorry so long please your thoughts please !! Thank you in advance !!

Hi Jushua, To tell you the truth I did not get very far I'm dealing with realtors who have their own agenda. When you have to go through a realtor "( not all)". But what they ask me is what my intentions are to finance when I tell them they automaticly say no my client isn't interested. That is why I keep advertising for a lender or partner. Hello Mr. Investor, Ihave read quit extencively on commercial aquisitions these are 4 ways to purchase 1 Master Lease,2 rent with option,3 Installment Land Contract,4 owner carry back of down payment.I'm sure there are other ways but just to get my 1st project done I feel these are about these would work the best.Don't forget I'm trying for nothing out of pocket.Thanks hopes this helps your inquirey if you know someone who can help me pull this off please let me know.Thank you !!

Hi KnickKnack 101, No still no reply on my request for a partner or a lender. I'm looking for 100% financing.I had rental homes till I retired that is why I must go private or a lender who would take into consideration the property income as far as financing the project.I don't want to make this tooo long this is the jist of what I want to day.Thanks again and have a good MEM/DAY!!

Hi Sam and thanks for your responce.No I have no other property per say we jumped into a doublewide in florida.I guess I'll keep looking for a partner or try some creative offers.My objective is to get in with nothing out of pocket.Thanks again and have a great wk!!

This may seem like a dumb question to some of you but here is the question:I'm retired auto worker I would like to get into a commercial property,I managed rental propertys I owned before I retired.I want to purchase with a financeing partner mainly because I don't belive I can go conventinal and wouldn't have the downpayment.If I were able to by creatively that would be good but the property's I'm looking at are listed with an agent and average $600,000/$2,500,000.This is my point is it possible to pull this off with very little out of pocket.I don't know how hard money would work.Thanks in advance and have a great wk!!
