Post: Money saving tips for an investor

Hey guys,

So, I have a year and a half to save as much money as possible to invest in Multi-Family properties. I am going to rent my house out in WA, and my house in AZ is currently rented as well. I will be moving into an apartment here soon, with my family, and then go from there.

My question is. Does anyone have any advice to save money while trying to invest in MF properties between now and then? I just found out about the taxes and depreciation on my house not too long ago. So I have to refile my taxes to reap all the benefits. What other tricks do you guys use to make the most out of investing in RE?

Thanks BP!

Also, do property managers typically charge a leasing fee?

Hey Brian,
This will be a primary residence, that I will no longer be living in.

Hmmm, good point Michele. I will probably look into doing it myself probably. It's just always one of those things that resonate in the back of my head.

Oh okay. Great advice! Sounds like you would be the guy to go to for any future Wisconsin RE questions! Well, if you don't mind lol

Okay. That sounds smart. Hey Jenkins. I see you are in the Wisconsin area investing? Where abouts are you located? Wisconsin was an area of interest of mine. I also am thinking about investing in the Dallas area. Whichever is more advantageous to me. But I have more than a year to decide where I'm going to end up.

Oh yeah, good point. Does it matter what edition it is? It seems as if every year they come out with a "revised, updated IRS tax" book.

Awesome! Thanks Nicholas! I'll look into buying the book.

Sounds like some good information to me! I have contacted a Property Manager just to see how much they would charge. Also Brandon, because Washington is not going to be my prime market (Wisconsin is going to be) then I don't want to wrap my brain around all the laws and procedures involved with renting here in Washington. I will give your blog a read over, and if it is something that won't be too difficult, then I will give it a shot.

Also, has anyone ever been sued that you know of? I cannot qualify for an umbrella policy because of a wreck that I was involved in about 5 years ago, and my insurance company denied me because of that fact. They said it has to be 7 years from the time of the incident in order for me to apply for an umbrella protection plan. I would just hate to be sued.

Hey Brandon, the other reason why I wanted to get a property manager was because of the tax information. I have a house that I am renting out in Phoenix, and I believe that I did horribly on my taxes, and I didn't get as much as I could of. I.E. depreciation ect. Does your blog mention how to file your taxes, or would a property manager be best to help me with the taxes.

Thanks guys!

Hey guys,

I understand that the decision is ultimately mine, but would it be advantageous for me to try to rent my house out by myself in Tacoma Washington, or would it be easier to get a property manager?

If so, does anyone know of a good property manager, or is their any information that anyone could give me as far as renting out a house goes in Washington?

Thanks guys!
