I’m a local wholesaler from new Britain , does any one know of title company’s around the area?

I’m working on finding comps on a house and I’m having trouble finding similar comps based on the SqFt. Can I go a little higher or lower on the SqFt?

I have a two family house with a total of 5 bed rooms, the comps I’m finding have 6 bed rooms can I use those ? what if it has less bedrooms ?

I’m looking into a single family house , the comps I’m finding are about 4-6 miles away . I tried trulia and Zillow . But both websites show different bed rooms . One shows 2 bed room and another shows 3 bed room. I’m having a hard time running numbers on this house . what do you guys suggests ?

Im looking into invest in a home but the sellers are still living in the property, is there any thing I should be concerned about or avoid because the houses I’ve worked with before where already vacant so it was a bit easier . This is the first time I’m working with a house that still have the owners living in it .
