Hope you are all doing well today, I recently cold called a home and they are willing to sell but he said there are issues with the title. His uncle sold the home to his father and he inherited 3/4 of the home once his father passed away and he said its been a hassle with the title, he mentioned probate it is a unique situation for me so any advice or information would be major for me. Thank you all.

I am currently under contract with a fix and flip home that has a tenants that refuse to leave. I have a 30 day closing and I need to get them out of there as soon as possible to begin the process of the flip, what is the best thing to do in my situation?

Does the 70 Percent rule apply to homes with an ARV of 700K+? the higher the price of the home the higher the gap you pay with the 70% rule is. I noticed doing the 70% rule on much pricier homes the offers are extremely low, so my question is, is this formula effective with much pricier homes? just because the offers are extremely low using this formula on pricier homes i wonder if this approach is effective.

I have a question for all my fellow investors. When you have a home under contract with an inspection contingency to protect your earnest money deposit, are you allowed to back out of a contract and keep your EMD without doing the inspection on the home?
