Hi Aaron, I'm in the process of buying my first duplex in Jersey City and I could tell u that anything more that a 3 family home in jersey city are somewhat rare, but maybe that's because I looked at the MLS. That said, if you have a good long term relationship with a broker, they might "whisper" to u about a good deal that's not on the MLS yet. Maybe I'm wrong, but that's my 2 cents.

Hi my name is Joe and I'm new to biggerpockets. I'm buying my first house which is a 2 family house and I'm very excited, but I do have a concern. I just got my appraisal back and I noticed that in the section where it mentions the zone, they call it a R2 which I understand it to mean a 2 family residential zone. The next line though mentions that it's a "legal non conforming (grandfathered use)". Now one of the reasons I like this house is because of its larger than average lot size in jersey city and the idea that someday I might be able to convert it into something bigger, say a 4 family house. But the term, "legal non conforming use" seems to indicate that I might be limited in what I can do with it. It might even take away from what I have right now, for example if I decide to demolish the old structure and rebuild it from scratch I might not be able to do that. How do I know what I'm getting into?

Hi everybody,
My name is Joe and I'm new to biggerpockets and I just love the info that's available on this website. So that said, I'm buying my first house in Jersey City which is a 2 family house and I just got the appraisal and it mentions that the house is a R2 zone. Right after that it says that it's a legal non conforming (grandfathered use). I like the house because it sits on a large lot (42 X 90)
and my thinking is one day I might be able to convert it something bigger, say a four family or more. My concern is that a legal non conforming use someday, might limit or even detract from what I can do with the property.
How do I know what my limitations are?
