Hi Aaron, I'm in the process of buying my first duplex in Jersey City and I could tell u that anything more that a 3 family home in jersey city are somewhat rare, but maybe that's because I looked at the MLS. That said, if you have a good long term relationship with a broker, they might "whisper" to u about a good deal that's not on the MLS yet. Maybe I'm wrong, but that's my 2 cents.

Rent roll is 3900 / month
3 section 8 tenants.

Taxes are 6650 / year.

Generates about $1200 cash flow after my mortgage is paid.

I'm considering selling it for 550k.
