I have a painter that does our turns between tenants in our Palm Coast properties, I would be happy to connect you two.  He's fast, clean and priced right for labor.  The only thing, my pricing at Sherwin Williams is better than his, so I provide the paint.  Just DM me if you're interested.

I booked a AirBnb this morning in the Crescent Hill Neighborhood of Louisville.  Some unlucky soul will get stuck with a twin bed, while the rest of us sleep like KINGS!!  5 Nights of Bourbon!

Good morning Bourbon drinkers.  Home feeling like crap so I figure I would troll the BP Forums and update the Bourbon Tread.  The last few weeks have been good to me.  Between friends, family, Vault invites and a hunting I have score a few hard to find bottles.  

I also came across a liquor store in town that is hoarding some good stuff.  Spoke with owner and made a deal with hime for Thomas Handy, Elmer T Lee, and Pappy 15.  I told him if I close this house on May 24 I'll buy all three if he still has them for a combined price of $1500. He agreed to the terms.  Just wish there was a bourbon contract we could have signed to hold him to the terms. 

Anyway hope the hunting is going well for everyone.  My friends and I have our tickets for the Kentucky Bourbon Festival in Bardstown in Sept.  Gotta find a sweet AirBnB now.

Being multi family, does your lease have a quiet hours clause?  If the upstair tenant is in volition of the lease you could hold them somewhat more accountable to their children during those hours.

I agree kids are kids and thick carpets or rugs may be your best response.

I would recommend speaking with another CPA.  Time is running out,  file for an extension, make a payment and get a second and third opinion.  You might have been filing incorrectly in the past and might be owed some money.

This sounds like a Real Estate attorney and you CPA need to be on a conference call with you. You will also need to look at your articles of incorporation. There might/should be verbiage in it on how to dissolve the LLC. Sorry I couldn't be more helpful

I tried to get a group together a few years back.  The first meeting went well had about 12 people show up, but the second only had a few show and a third never developed.  I would love to make something work in Palm Coast.  The first one you have on 4/26 I will be on shift at my Fire house, so I will not make it.  Hopefully there will be a second I can make work.  Good LUCK!!

Nathan is 100% correct.  Visit these areas and get a feel of what C or better is in a few different markets.  Here in Florida a C neighbor in one town can differ greatly from a C in a town 30 mins down the road.   

I would also research laws.  Florida is landlord friendly, that can save you lots of money over time if you ever need to evict. 

Also research Rent legislation,  many states and towns are looking at rent control.  This is bad for many reasons, but we won't get political here.

Maryland law is not Landlord friendly...... I been told I by the Sheriff that they can't enforce an eviction because its too cold,  next it was raining, oh now its to Hot.
