1400 section 8 rental income. $27 taxes. $60 wifi.  I am including internet cause i will have security camaras up. 250 per month set aside for repairs.  With no mortgage i am looking at $1060 cash flow.

@Eddie Gonnella rehab is 22000 expected to top out at 35000!! That is conservatively!!!

Thats not mentioning making the basement walkin a rental for another 600-800 a month.

I may not be to knowledgeable in margins but unless i am missining something , and by all means i may, however i purchased a 14000 SFH an i am lookinging to earn 1200 -1600 rental incomes. Tenants pay all util. Water, light and gas while my taxes are 27 bucks a month arounf 350 a year . Looking for 700-1000 cash flow per month. Only considerating section 8 housing.

Thanks for your posotive insight.  I am not from the area.  Would it be possible to legalize the basement?.  It is a ground level basement with to means of egress?

What do you think your property will appraise for? 

Good question that i think will be my issue.  I paid out of pocket both the house 14000 and renovations 30000.  Unrenovated Properties around me , 21216, go for 20000-60000.  However a home around the corner identical to my 3 bedroom 1 full bath and 3/4 bath in master suite sold for 127000 In Feb.
