Get a real estate license. The education will help immensely.

I continue to be amazed at those who want to START by wholesaling. 

I want to become a runner. I think I will start by running the Boston Marathon. 

I have a lot of experience in real estate. I entered wholesaling only after many years of experience buying, renting, rehab, selling. I consider it highly professional work for the advanced.

Use an attorney. When you use an attorney, you are entitled to ask questions, after the transaction, if questions arise. So, it's not just a paper deal. It is advice, which can be very helpful.  If litigation is needed, the fee you paid is not applicable, but the attorney would be the one you would call for defense, in most cases.

The term, "Quick Claim" deed reflects badly on your knowledge of real estate. Do you have a license? The term is Quit Claim deed.

I don't mean to be critical, but if you want to impress someone and you use this term, you will fail. I sincerely hope this is helpful.

Look up the buyers at a recent tax deed sale. That information is often available online.

Sometimes, you can outbid the bank, bit in most cases the bank bid (called the UPSET bid) is the base mortgage amount, which renders it a poor deal. Sometimes the bank will disclose upset bid in advance.

Title search? NAAAH. Just drop your trousers and ... LOL. You darn well better do a title search! Sheriff sales are not for the faint at heart.
