I have never seen a CITY take one, but could be, after some procedures have been taken. The County "Takes" all the time. Call the City Clerk. If no government entity wants it, you may be able to buy from the City or County.

I mean, if you pay $20,000 for a property, rental income returns $20,000 in 5 years or less. Cardinal rule for me. Usually, mine returns in 2-3 years.

Joe Villeneuve gets his back in 1 year or less, but he's smarter than I am. We need to ask him how he does that.

You're reading one now. It's called The Bigger Pockets Blog.

John Schaub, Jack Reed do an excellent job with newsletters.

Never make the first offer. Always ask the Seller what he is expecting. And LISTEN - a LOT!

I buy in those areas. You MUST know neighborhoods.

Never say you missed out. It isn't true. Years ago, I started buying in Gainesville, Florida. My friend, "Mark", said, "Joe, you are going to do OK, but you really missed the boom." I was too ignorant to listen. You see, I had no GURU to teach me. So, I went on and made a lot of money. A LOT of money. I owned 27 houses.

Years later, I was leaving Gainesville for a new job. I ran into my old friend, Mark. He said, "Joe, you really got lucky. You couldn't do that today. The boom is over."

I'm sure he was right. LOL

Here's simple. Do you get all of your money back in 5 years or less?

How's that?
