Some banks will mandate that you have you LLC in the state of the loan. I know an excellent attorney who can help you out with any LLC matters.

I agree with the post that say cut ties as soon as possible. Send out notice ASAP. We had a similar situation and that is how we handled it, after it was done other residents thanked us for doing it becasue they were afraid of the dog but too scared to say anything.

I would never pay off the mortages. I will continue to refinance and pull money out of the properties and let the tenants continue to pay my mortgage. Pulling money out is much better way of cashflowing.

My only question is why would you put 30% down even with owner financing. You can find bank financing and only have to put down 20 or 25 percent, which means you have an extra 5-10 percent more cash not tied up.
