We always have an inspector go through each and every property.  The report not only gives you a an understanding of whether or not you want to continue in the deal, but it also give you a road map of repairs you need to do in the future.  It is a great tool to have.  Everytime we make a purchase I give a copy of the report to our contractor and our handyman.

Do not jack around and cheap out!! Find an attorney and create an LLC or Inc.. That is the best way to protect everyone!! Plain and Simple. Why risk it!!

Check with your CPA and Attorney. But the way it was explained to me is that there is basically a double tax on the Inc and not on an LLC.

When I am looking at a property I ask for rent roll, financials for last 3 years, taxes, leases (if any) and maintence records.

In process of closing on first two properites.  We have a handy man who will take care of all the work on the two properties.  I was looking for peoples thoughts on Task Management Software such as, Asana, Podio, and the like.

You need an attorney who handles this type of real estate or someone who knows contract law or even better a combination of the two.

You can try the county clerks office where you want to send out the cards.  However, any foreclosure notice in the clerks office will be post foreclosure filing not pre-filing.

I would think that you would analyze it like a SFR. I do not see any difference between a mobile home and a SFR other than the fact that one has wheels. You have similar expenses.

I do not think you are missing anything.
