Phoenix area is a lot stronger economically, large corporate and tech industries are moving to greater phoenix area. Demand is very high for housing. Unfortunately, MF is way over valued as is all mid west / west MF units.

I’m in the same grey area as you. I’m exploring to develop a small multi family 10-20 unit building. I’m considering reaching out to a real estate development consultant to gather info and possibly hire a consultant.

Agree! You would need a separate LLC for every asset owned for any reasonable asset protection.

What part of California?

I own property in the Central Valley. Doing 2 eviction currently.

Any violation of rental contract is

“JUST CAUSE” for eviction. Serve proper notices 3 days to perform (violations of rental contract), 3 day to pay or quit (non payment of rent).

THESE ARE “JUST CAUSE” reason to evict under California law.

Los Angeles has one of the strictest rent control laws and ordinances in the country. I would encourage you to do your due diligence on LA rent control laws.
