Hello, I live part-time in Norton Shores and looking to start building a small portfolio and flipping a couple properties a year in the West Michigan area.  Looking for any solid contractor recommendation in the Muskegon and Grand Rapids areas.  Looking to connect with other investors and wholesalers.  

I purchased a property that has an awkward basement entrance from the side due to a small addition at one point.  Unfortunately I overlooked this as an out of state purchase.  My contractor built these Jefferson stairs to provide more of a landing up top, it was just a single step before, but I have concerns regarding the safety for a tenant.  The laundry hookups are in the basement so they’d have to use them somewhat frequently. Would you find a way to bring the hookups out of the basement and just padlock the basement to prevent tenant access or just leave as is?

I'm under contract on a SFR across the street from Xavier on the Evanston side. Any recommendations for property management that specializes in college rentals? How have your rentals around Xavier gone?

I'm looking to purchase a buy/hold property out of state that needs some rehab to get it rent ready.  Who do you guys have oversee the property from the time period following closing through the rehab?  I'm wondering where the keys should go if I'm not there.  Do you just have the lock box left on it for the contractors or do you have a property manager looking out for it during the rehab?

Can you buy properties under 50k with cash and then move them to conventional financing?
