I’ve been looking for investment property in my state of Oregon, and have come a crossed a couple where the numbers were about right. Then I would see the 50% rule and it says I would be losing money. Can someone please explain to me the importance of this rule and if not possibly assist me to what I could be doing wrong.

Thank you
