A good friend of mine uses a lead generation company called Lead Hornet. He has been using them for a while now and is happy with them. However it is a Canadian company, IMO it is worth looking into companies north of the border to see if they can service your area.

Companies funnels leads to your site differently. Some get it through Facebook Ads and others through Google Ads. I would do some research into the pros and cons between them. Also check how transparent they can be with you on how they obtain their leads.

If you plan on doing a DIY, there are plenty of youtube videos and other amazing online resources out there. For creating a website I would look into Wordpress. It is a Content Management System (CMS) with a lot of free resources on how you can get started. There are plenty of free themes out there which you can choose from when creating your website with it. Also there are Wordpress plugins which can help you in doing SEO. Of course all of this will have a learning curve, depending on how tech savvy you are.

Choosing between outsourcing the job and if you want to DIY have their pros and cons. It most likely depends on your budget and how you want to allocate your time and effort in growing your business.

Ex: commission calculators, mortgage calculators, etc.

If so, could you list what you think are the most useful ones for an agent? And how would it help in becoming a more effective agent? Any input would be greatly appreciated.
