Welcome aboard.  Good question about agents.  Usually they are useless, but sometimes they will actually work for you to find properties and get deals done.  Best thing would be to meet a couple investors that you like and trust and ask them who they use.

your story is very touching. Sounds like your son can teach you a lot also. while you are learning about this business, keep asking yourself what you want to do. Flipping or cash flow? Commercial or residential? MN or other states? Solo or with partners? 

I just have you a lot to think about and feel free to ask me and others along the way.

Joe, first off congrats on getting out the of restaurant business.  The question isn't how much you have to invest tomorrow, but the question is what is YOUR goal.  You mentioned that you want passive income and you said you did well on a flip.  If you are looking for passive income, how much would you be happy with.  (I know you're going to say I want the most I can get). But what is your risk tolerance.  Do you want the headaches of being in a bad area where your property could (and probably will) get in worse shape to earn higher returns?

Welcome and it's great to see your excitement.  You came up with a great issue from the start.  MONEY.  Basic questions, how's your credit, savings, family...

The good thing is that you are a contractor, so you have something major to offer.  Talk to your past, current and prospective clients.  All of them should have at least one house and I'm sure many have more.  See if they would take you on as a partner where you work for equity.  Think it over and let us know.
