firstly, thank you for your service. 

Now in sure you have noticed that San Diego is not Bakersfield both in price and location. I don't know your situation but I know SD is not cheap. If you can get a four plex and make the numbers work, then go for it. But I like your thinking. You may think of a sfh and getting roomates. Worth thinking about

my brother is my partner in real estate. He's in Israel and find most of our properties online. If your credit is good then you should be able to buy without much issue. Are you looking just in TN? 

Congrats on graduating and more for entering the real estate world. A duplex sounds like a good idea. You should know the area so start sling and get your financial situation in order. Are you handy? You should have the other unit pay all your expenses so you can save for your next purchase. Good luck and keep us posted

Randy,

Dan is correct and he knows the area better.  Good things about Austin are that the university and capital aren't moving anywhere.  Looks like you know your numbers, but a couple things to keep in mind is that within 15 years you will have more major expenses that you budgeted for.  Mainly roof and HVAC. 

My question to you is your main goal to own the house free and clear after 15 years and going for appreciation?  Then it's not a bad deal.  But you should shop it more and see if you can get a better deal.

We are in process of a 1031 currently.  We just sold one of our properties in CA for 860K with a current cost basis of 200K.  We are in contract to buy a office complex in GA for 1.2 million.  As far as the 1031, things are moving smoothly.  Our accountant said this will save us about 40K in capital gains taxes.  I'll let you know how it ends up.

You are in a good situation. Get a secured credit card. It might cost 25-35 dollars a year but in 3 to 9 months you will have good credit again
