Bob - I have five occupied padsplits under contract right now with Fernando Corona and have closed several with him this year.

Normal DSCR brokers have issues getting this through underwriting - it's important to work with a broker / lender that fully understands how to get these to CTC.

Shana - first place to start is having the conversations with people you know in the real estate business and see what advice they have to offer. Second would be connecting with RE folks in your local market either in person or here on BP.

I think house hacking in McDonough is a great place to start. I'd drive around the and find a few multifamily communities that you could see your self living.

From a financing perspective, new agency guidelines are allowing for a 5% down conventional loan product on properties less than four units. To be honest, your cost to get in a duplex would be right around the cost to get into a SFH in that area.

Hey Alec - might not be able to do it 'anywhere', but if you're in a fairly populated area you should be able to find roommates for a house hack.

I'd focus on buying in the best location you can buy in - potential roommates will probably want to live there too.

Hey Michael - we do a lot of business with rent by the room on a MTR basis that are providing some good returns for investors the Fulton, Dekalb, Clayton, and Cobb counties.

Hey Brandon - I'd try to get as scrappy as you can and try to get a house hack / live in flip if you don't already own your primary. I'd try to find something that needs some work and can rent well. You should be able to get into something with $50k down payment. 

It's hard to justify investing in a lower cost of living market when you can house hack / live in flip in a higher cost of living area in most cases.

If you do own your primary, $50k will get you into a $200k investment property. Which is harder and harder to come buy in growing areas of the south. Happy to chat and help you through this decision - feel free to reach out!

Hey Janani - in that price point I'd highly recommend looking at areas like Austell, Mableton, Kennesaw, Acworth, and Marietta in the western suburbs of the Atlanta metro. You should be able to find something in that price point that works for you. Cartersville is great as well which is a further out but has great growth prospects.

Hey Jack!

I'd highly recommend starting out with a house hack - whether it be a large single family in a good area or small multifamily.  In my opinion, getting into rental property investing by buying a house and getting roommates is going to be the best bang for your buck you can get.

Small multifamily in B areas of the Atlanta metro are going to be $300-$330k in West Atlanta / West ATL Suburbs and $350k-$400k in the eastern suburbs. If you're house hacking, you can put 5% down + closing costs to get into a property. Lenders will want to see 6 months to a years worth of mortgage payments in reserves after closing. That is going to put you in the $40k range to get started.
