@Joe Derobertis @Jason Stiteler - Hey gang, i'd be happy to connect y'all with a guy I know that is having success in the Rome market.

Rome is just outside my service area, but I do deals in Cartersville. Ton of growth happening in Bartow county and I'd expect it to trickle out to rome.

Rome is significantly cheaper than cartersville and I'm expecting that gap to narrow over the next decade. Also, Rome is one of the only places I've seen that has consistent inventory below $100k.

Word of advise, If you're investing out of state there I HIGHLY reccomend spending a week or two there to see/understand the market.

Hey Elani - my wife and I house hacked a townhome in Kennesaw (near kennesaw mountain) for a few years! House hacking is the lowest risk way to get into REI as long as you take on a mortgage you can afford on your own income. We still live here and learned a ton while doing it.

Also, there are a few solutions to the income situation. I'd be happy to chat getting you going in the right direction!

Hey Mike - I'd take a look to see how fast things are moving in the individual neighborhoods. I'm seeing renovated inventory sit, then trade well below list in a large portion of the ATL metro. 

In theory, it would make more sense to maximize value through the retail route and enter a combined exchange, but finding the right buyer for all three in GA + 1 buyer in Iowa could be a better return on brain damage.

Good news is there is still a lot of cash out there seeking yield.
