Hey Amanda - we work with a bunch of Californians that invest in ATL. Just did the flight from LA to ATL this past week, and it was about 4 hours. I wouldn't say it's a quick trip, but not bad if you're wanting to check up on your properties once or twice a year.

Hey @Christine Phan - I would strongly advise you give the county/township a call to see what they require. Then, I would find a licenced GC to knock that project out for you. Good GCs will know how to deal with the county and take all of the worry of your plate - that is what you are paying them to do. 

This can certainly be a way to add massive value depending on the neighborhood you are in. However, you may run into headaches when trying sell or refinance in the future if your valuable additions were not permitted or run into issues when actually renting it out.

Hey @Bhautik Bhanani - while it might not make sense to from a cash flow perspective as a long term rental right now, it does make sense to own a house / house hack in the Alpharetta/Milton area in my opinion.

Areas like these will see most of the money made over the long haul due to appreciation - so I wouldn't be too concerned about a few hundred bucks out of pocket as long as your personal finances are in order. 

During the house hack, it may make sense to partially or fully furnish the bedrooms in order to get higher rent. I think you could rent a fully furnished bedroom with an ensuite bath with utilities included between $1300-$1500 / month in that area.

Hey Will - welcome to BP!

Midwest can be great for turnkeys and getting a little bit of cashflow. However, most of the areas will not see the type of long term demographic growth that certain metros in the southeast are projected to have.

Atlanta market is tough right now to make a turnkey / BRRRR cashflow, but it can be done if you're willing to paint outside the lines of a traditional LTR.

We have seen clients have success buying a turnkey property and convert it to a 6+ bedroom that can be rented out on rent by the room platforms such as Homeroom and PadSplit.
