Hey Cade - I saw @Alex Hunt mentioned Atlanta and figured I'd give my 2 cents.

On market flipping and BRRRRing on market in Atlanta is competitive right now but it can be done. 

If you're okay with being all in on 85%-90% ARV then you can make something happen. If you're looking to be all in for 70% then I would not suggest to invest in the Atlanta market.. UNLESS you're going direct to seller.

Hey Beril - welcome to BP!

I can't really speak to the Dallas & Houston markets other than I have heard they are booming right now. I don't think you could go wrong in Dallas/Houston/Atlanta.

Couple thoughts!

1. You're credit score will likely qualify you for a 5% down conventional loan. There are new guidelines that makes this possible for small multifamily now which is great! If you can qualify for a conventional - it will make your offers more attractive to sellers. Seems like your first step will be talking to a lender to see what you can qualify for.

2. General rule of thumb, the better school districts are in the northern parts of the suburbs. Gwinnett county schools are typically viewed as the 'best'. The 'best' schools also come with higher real estate prices. For example, small multifamily properties start out around $360-$380k for a duplex in an area like Lawrenceville. Austell/Mableton - you can get into a duplex for around 280k-300k right now.

3. Residential Investment Real Estate does not cash flow in Atlanta right now unless you're putting a 35-40% down. Please keep that in mind when you're looking at properties in Atlanta! House hacking a multifamily will be helping to offset your cost of living.

Hey Jin! 

In all honesty, the local lenders typically have the best relationship with insurance brokers / agents. Reason being, lenders won't lend without proper insurance coverage - thus, it's a mutually beneficial relationship.

 Hey Megan - as soon as I read your post I thought exactly what Aaron said if she is pushing back on exterior work. I've never pushed back on my hoa when they want to do exterior work on our townhome :).

You're risking a few months vacancy as you mentioned but it might be worth while to refresh that unit and put it back on the market while you're working on the cosmetic issues. From a pure ROI perspective, long term tenants almost always means below market rents. Should be able to renew higher in buckhead area.

You might be able to compromise by letting her out of her lease early if she wants to move. This could be a win - win.

Thanks Josh!  I have a good GC and I agree completely.  I spent sometime speaking to the local permit office and if the permits aren't done correctly they will make you remove everything down to the studs. I definitely don"t want those kind of problems

Hey @Christi Caden - I know a few folks that have been having success on the MTR side renting fully furnished units. 

It seems like there are a lot of folks that are moving into the area that are looking to hunker down for a few months before they buy OR find a great place to rent long term. However, I am not sure if there are many individuals that would want to sign a long term lease on a fully furnished unit due to the shear premium they would have to pay. 

Have you considered contacting companies directly to see if they would want to sign a master lease with you?

Hey Amanda - we work with a bunch of Californians that invest in ATL. Just did the flight from LA to ATL this past week, and it was about 4 hours. I wouldn't say it's a quick trip, but not bad if you're wanting to check up on your properties once or twice a year.
