Message me and I'll hook you up with my buddy who does all our property. He also invests himself so he knows the in's and the out's of the business. The biggest thing in my opinion with insurance is use someone you TRUST. He is an insurance rockstar.

Awesome! I'll take singles all day! I like the fixed terms you got on the refi - you mind shooting me your contact at the bank you used. The bank I'm working with won't do fixed unless its seasoned for 6 months.

The property is under contract for 280k. I am a 33% partner. Does that still mean I have to use my earnings to purchase a property for more than 280k even though I was only a 1/3 into the deal?

I have a property in the works that could potentially net a big lump some of money on a property sale. As to date, I have not sold any properties, just buy and holds. I am asking for all advice on how you all are minimizing your tax burden on sales and any other advice you might want to swing my way on the subject.

I am currently buying in Guthrie, Edmond, Stillwater, OK. I have lived in this area my whole life and know what streets and small pockets are seeing growth and which ones to stay away from. I also am very involved with the working of the cities so I know what is being planned and built in the long term to either make areas more or less attractive. We are currently taking on huge rehab projects that a lot of people won't touch to hit our numbers of all in at 75% ARV. We currently are doing mostly buy and holds so we are using the BRRRR method with a LOC with a small local bank. We try to keep things as simple as possible and jump on good deals in great locations.
