What are y'all doing to reduce turnover in your homes, or lots? Are you using credit checks? It just seems like everyone(at least around here) has bad credit. Stable income at least 3x's total housing payment? Do y'all check eviction records?

We have $2000 mobile homes all day, every day here in Georgia. Lots of good deals. Finding good buyers is the hard part.

I'm looking at purchasing a portfolio of MH's in my state. I currently have a SFR rental, and a rent to own MH, both in my personal name. For this package of 12 rent to own MH's, should I start an LLC? Ultimately, I will be using capital from the MH deals for a down payment on a MHP. A little guidance would be great! Thank you.
