@Chris Seveney, 80k was derived from a walkthrough conducted by my contractor. 4 months is based on the fact that the units themselves need mostly cosmetic work, and the basement being the biggest project. It had about two inches of standing water before we bought it, but the water has since then receded.

I have a property under contract that I am trying to find serious buyers for. A good number have contacted me saying they will get back to me the next day, but I have heard from no one. This is my first attempt at wholesaling. I also created a report to that analyzes the numbers on the property. Can someone tell me some things I should change? Adam Doll , do you need to specify the “and/or” assigns clause in the original purchase contract? Or can you simply put your business name, then use the assignment contract with the original agreement to assign it later?

I need to draft an addendum that proposes a change to the title and escrow company that will be used for a property that I intend on closing on, however, I have no experience doing this. I would gladly compensate anyone who could do this for me within a timely manner. Any help would be greatly appreciated

I am in the middle of my first deal, and i wan't to make sure that I execute properly. When assigning to another buyer, do I need both a purchase and sale agreement and an assignment contract, or is the assignment contract with the specified assignment fee sufficient for completing the whole process?

I am in the process of closing on a property, however, the seller has designated a 15 day closing period in his contract. Who would I talk to about extending the closing a few more days? Nothing has been signed yet.
