@Bill Brandt I wish. Both mine and my wife’s family are both broke. Unfortunately, the only friends we could ask are the ones who turned us on to it. They already own two units in the community and can’t swing a third right now.

Good evening! First off, I’m a new investor. I currently have most of my capital tied up in a flip that I literally just closed on today! However, I just got a call from someone that I’m interested in buying their home in the Florida Keys as a second home/vacation rental. Unfortunately, I don’t have the capital to put 20% down. What other options am I looking at? Any and all help is appreciated.

I'm active duty, but have a VA loan on my primary residence. I could put together about 7-10% down. I have great credit. The seller is not willing to do any sort of seller financing.

@Ruby Ruiz I wish I had positive experiences with wholesalers to share with you. All the ones I’ve talked to refuse to put me on their buyers list unless I can prove that I’ll buy $200,00-$300,00 deals all cash. I literally had a wholesaler tell me to ditch my partner, get a better job, and when I save enough money to give him a call, but there’s plenty of people in line ahead of me. It seems like the only way to get deals through a wholesaler is for their buyers list to go broke, and then maybe they’ll give you a chance.

Hey Caroline! I would absolutely agree that the availability, or at least my ability to find a deal is the biggest hurdle I'm facing right now. Not to mention I've had many deals in the last few months fall through either for an inspection issue, or getting out-bid after being on the market for 8 months!!! How does that even happen? A property that has been listed for over 8 months receives multiple offers in the same day! I had a deal that was completely off market and very close to coming to an agreement. They decided to give it a try and list on MLS, BOOM! First day, full price offer!!!! I can't compete with that! Anyway, no one wants to hear about my sad stories, but I'd love to hear about how you're getting deals to actually go through in this low inventory, high demand market.

Hey guys, sorry for the delayed response. Thanks for the insights, but we decided not to enter that market. We decided that it may be too much of a challenge for us to enter that area as newbie investors. I think we're going to try and find something a little more east. We realize it wont be as affordable upfront, but feel like we may have a few less headaches in the southside/intracoastal west parts of town.

I've tried to get in contact with some wholesalers to help us find a deal, but I either can't get them to call us back, or they're not willing to work with me since I am partnering with someone else out of Orlando. We have already formed an entity to operate in and well defined operating agreement, but they still aren't willing to work with us. And that's just the one I can get to return my calls/texts!

Good Afternoon everyone, I am currently a licensed real estate agent in Florida and a couple of opportunities are presenting themselves to me. They are properties that I may be able to get owner financing on one and pay cash for the other. I'm estimating purchasing both properties at $45,000 each, 1 all cash, 1 OWC. I estimate that 1 will bring about $1000/month in rents, and the other will bring about $1200/month. Each will need approximately $10K-$12K in upgrades/repairs. These properties are not in the best part of town, in fact, they may actually be in some of the worst parts of town.

My wife and I are very interested in getting into the buy and hold realm, but really have no idea where to start and don't want to get burned. We really have no idea where to begin to determine if these would be a good deal or not. We also want to minimize the likelihood bad tenants.

Any advice is much appreciated.
