@Tim Johnson yes Tim precisely my business partner had a similar experience of filing for bankruptcy and the long term effects  it can have on your credit, so I would want to offer them a way out without hurting their credit. I'm curious, is door knocking literally that? going to their address and seeing if they would like to speak? I've heard of it but it wasn't really explained to me very well.

@Tim Johnson Thank you, I have another foreclosure lists, I haven't tried making a call on yet because I know those homeowners know their information is out for the world to see now, so it's like putting peroxide on a sore wound, especially when I introduce myself as an investor in their area. so what would you advise as a way around that? should I still stick with the how may I help you? i'm only asking because they are in a time crunch so they have very little time.

So today I decided to cold call about 19 or so leads I got while driving for dollars and out of them I got 1 lady politely said dont call me back, 1 lady told me she was going to move into the vacant abandoned property another lady said the house was listed on the market for 240k and it was vacant with broken windows as well, I also had alot of bad numbers and I left about 13 voicemails. and a few of the properties had no telephone numbers associate with them. all in all I think It was a decent day.

can anyone share any experiences with cold calling maybe even a script I think my script or my voice sounds very practiced like I've done this before which I have in college (marketing degree) for a sales class and after a while you can tell it's scripted. I also use reipro. which has a script but it lacks flavor

Can anyone share any ways to help shift the conversation from "I've seen your property you should just let it go." to "how may I help you? and solve your problems?" without getting sidetracked cause I have a second list of 80 vacant properties in the same city so I want to get better.

Hello BP, 

I am looking at a property thats as listed as 4bed 1bath, for $150,000. I got my agent to get us a tour and did a walk thru upon arriving I noticed it was actually 2 bedrooms with closets and 1 bath and the 2 other rooms are upstairs no closets technically bonus room with just storage space to the attic. well I'm a new investor and it's listed in all my resources as 4 bed 1 bath, but my Comps for a 4/1 are at $266,000.

aside from the rehab costs I'm having issues trying to determine usable comps for this property, and there isn't space to add a second bathroom for the upstairs without major layout work which I would like to avoid. 

I would appreciate any input to what you guys think, thank you.
