I've been looking to buy in this market for months now. The inventory is non-existent. I highly doubt I'll be able to find anything suitable in my sub $300k budget.

The buyers agent usually shows the home. I just sold my house and used a lock box for the agents to access.

I'm considering purchasing a Tesla Cybertruck and renting it out on Turo. I was just wondering if anyone has any experience renting cars in the Indianapolis market? I'm not close to the airport (Castleton), will this hurt me too much? How hard is managing drop offs/ pick ups while having a 9-5 job?

Does anyone have any experience with renting out EV's?  It seems like there would have to be at least a day between rentals in order to recharge? Thanks in advance.

I would definitely go with the 30 year. I can't see any reason to go with a 20 year in this situation.

@Account Closed I know a Dave Murphy who has a son named Jacob, was just curious. Anyways. I'm originally from the Franklin/Columbus area. I'm getting ready to sell a house and am considering using the proceeds to do my first STR in Nashville.

People are talking about house hacking... I live in the area and i rarely see multi-unit properties come up for sale in decent neighborhoods. When they do, they are gone quickly and for top dollar.

Utility estimates seem low. Question, your dad isn't Dave Murphy from Columbus, IN per chance?

He has moved in already but is saying that he has to go back to Washington and isn’t allowed on another lease. I don’t live in a military area. Like I said, he jumped the gun apparently. I say BS because he had fed me a bunch this entire time and wasn’t above board with me to begin with. 

I am a veteran and have nothing against the military. I do have a problem with people giving me the run around and creating more work for me when it wasn’t necessary.


It will be hard for me to find someone who will pay what he does.  My best guess is that with the time of year and rental demand, I would lose $300 a month with a new tenant and it would take 6 weeks to find one.

He is stationed in Washington state, my rental is in Indiana. I was never informed of any type of issues before he signed the lease. 

I think he jumped the gun with getting a place in Indiana and anticipated being out already.
