I was an airbnb host for 2 years. I was a superhost, and had a very successful thing going. Only stopped because I sold the house I was airbnb-ing. 

Be a good host, respond fast, leave extras ( I made freshly baked cookies for every guest, they loved it. Nearly every review included a comments about the amazing cookies) Being nice and over the top sweet to your guest goes a long way. 

Hotel are not your competition, people looking to stay with you want a kitchen and more space for groups. Other airbnbs are your competition.  

Leave it perfect clean, not a hair, not a bit of crumb, it has to be perfect every time. 

Make sure your place is well stocked, plastic wrap, bread knife, makeup removal towels, that kind of random small stuff is important to guests. 

Airbnb is work, but can be very lucrative. Good luck to you! 

I'm looking for lender to offer a low fixed rate mortage for a property I own outright. I want to BRRRR it, but can't seem to find a conventional lender who will work with me on the 'R'efinance part of BRRRR. The trouble is I quit my W-2 job last year to focus full time on REI. After a very successful first flip I want to start BRRRR.

My usual lender is telling me I must have two years of W-2 or tax return income from the same field , trouble is I don't have this.

Are there any lenders out there that will loan conventionally to me?

I just started reading the book on tax strategies for the savvy investor and it has been eye opening. Now I'm just looking to find a CPA who knows what they are doing when it comes to real estate.

Thanks for tips, I spoke with one cpa so far who basically told me you can't save money on taxes, you just need to pay them. The best they came up with was to get an ira or some long term retirement account. I just started reading
