You should also be able to have a title rep pull the report for a specific area.

There is a trade magazine called “Units” that does an analysis of ratios they gather from over 3,000 surveyed properties around the country and break it out into garden style and multi level.  The projects surveyed are large complexes and I have yet to find a reliable benchmark for ratios on apartment buildings under 80 units.  

Do apartment owners in Missouri have live in onsite managers?  Are there any requirements? In CA we are required to for apartments 16 units or larger. 

We have tenants sign an estoppel certificate and cross reference their estoppel, to their lease, and any rent increase notices. 

Units look great and beautifully done.  When you were analyzing this deal, what were some of the key numbers you modeled and found to be under valued?  We’re there any moments when you realized you had a great opportunity?

I would recommend connecting with a Multifamily property management company.  They would have clients looking to buy.

I just joined BP and have been looking around to see if anyone has a detailed list of the standard valuations items for apartment Investing or underwriting criteria? Also do you know where to go to find standard values/metric for these catagories and specific areas? (I.e. gross rent multiplier, cap rate, price per unit, etc).
