I am an investor friendly realtor in Fort Worth. You want to work with someone who understands an investors mindset. Although you can find homes on the MLS that are a good deal from time to time, another great resource is a realtor, like myself who gets deals before they hit the market. Currently I know of an estate that owns a lot of SFH rentals that they are selling.

Does anyone have experience buying property in a tax foreclosure sale?  I understand the basics along with redemption period.  What kind of pitfalls exist?  Do you have any horror stories or great stories?

You have up until the minute the auction begins to redeem the entire unpaid balance.  This is known as equity of redemption.  

They don't have to do any repairs. The buyers have the "option" of backing out of the contract. The seller can't back out, but they can refuse to do any repairs.

Great advice so far guys!  Keep it coming!  I should have mentioned I already know how to find their address using the CAD.  Getting phone numbers is the trickiest part for me.

I just want to hear how different people go about getting in touch with the owner of a property they're targeted for purchase.

Unfortunately, in today's age it is no longer as easy as picking up a phone book.

Does anyone have any successful ways of getting in touch with these owners.

You want to keep your credit cards below 30% of their max limits, and it can't hurt to keep them lower than that.  The amount you pay doesn't matter, as long as you pay at least the minimum each month.  If you're having trouble getting them down ask for a credit line increase to lower the percentage.

HAR is awesome! Unfortunately most other MLS's don't have easy access to non realtors. Can't go wrong with realtor.com
