Hey @Michael Peters, this is a common issue in the Pocono market that we face and usually we don't even know of the septic rating until we verify with the township. I would just double check with your township the property is located in and they can tell you what the laws state regarding what your max occupancy can be in relation to the amount of bedrooms your septic system permits. Besides that, I would never go off any seller ever in trusting the grade of a septic system, the township is your best friend when it comes to figuring this out.

1 Bed 1 ba condos can be difficult at times, making the design as unique as possible such as adding accent walls or expensive finishes throughout the home that matches your towns aesthetic/niche are valuable additions to smaller homes where you can't usually add a pool table or other amenities you would find normally in a house.

Quote from @Jeff Langley:
I love my team(VA's). None of them do my REI business, but I've encountered plenty that have. The vetting process is the most critical step. I use onlinejobs.ph.
I've used onlinejobs.ph before but find the quality isn't as good, I got connected with someone who does the work for you to find/vet the VA. If you'd me to connect you I'd be more than happy, feel free to PM.

Hey @Emily Webster! You guys did an amazing job designing this home! The one recommendation I would have is to put a twilight photo as one of the head photos on the listing and add a neat sitting spot outdoors with a firepit and string lights around it (Not too expensive to do if you do it yourself).
The more clicks and impressions you get the more bookings you will get! At the end of the day it is all about getting more clicks!

@Jared Boundy! Sounds like a good plan! Just concerns me a bit that they have it in writing to a degree where they could hold you hostage. Either way, I think you will be in a good place if you trust the people and they have not done wrong by you!

@Jon Martin a bad review will kill you in the long run, if they won't pay then I would just eat the cost for a good review. Either way, sounds like you got some great insight already from everyone else!

Seconding what @Edward Dean said... This information is usually tough to find sifting through a bunch of online code documents.
