Airbnb and VRBO should do you well enough to sustain good performance. If you are looking to increase your direct bookings, I would seek to make a branded guest-facing website or a social media hosting page that displays your properties and builds rapport with consumers.

I would offer you to use google voice for your customized phone #. It's cheap ($6), easy, and gets the job done for you.
For your website, I would look more towards a web host like Shopify which is an open-source platform. Not only does Shopify have a great user interface, but they also have a great back-end for trying to collect data on your consumers/clients. Shopify is also only $30/mo, which allows you to get started with low overhead. One last thing - Shopify allows you to create business emails for your website which will automatically redirect any emails sent to them to your primary email.

Since I am an agent I wouldn't need to go through anyone else when buying a property. You could easily find an agent from a simple post on the BP forums asking who's an agent in the area! Gotta love BP!

That's great to know, I haven't heard of draw schedules yet actually. Are you going to commonly see draw schedules during the rehab process? As you had mentioned paying contractors is vital I'm assuming this is a time frame where they must get paid within.

I use the website AIRDNA currently to see an area's occupation rates and the average revenue that they generate. I will also search to see if an area is experiencing a large amount of economic growth, whether the job growth rate is increasing, there is commercial expansion, or big companies are moving in. You should also check to see if there are attractions/monuments that would pull people towards the area.
That's a good start looking towards student housing! Especially in areas where there are larger schools there are students always looking for housing. As of right now, I'm actually trying to find a student tenant for a rental near Temple College, in Philadelphia.
