Alright BP so I live in area with a population just around 40k. Most of the mentors that I have seen or spoke with, or even successful investors are doing so in a bigger city. My question is, is it smart to invest in a smaller city like the one I'm in? It doesn't seem like there are many investors, so as a wholesaler I might have a difficult time finding cash buyers. I'm too far away from big cities to really jump in there but in this city the prices of houses is much lower than the national average. Also, there is an abundance of opportunities for implementing the BRRRR method too.

So I'm in a really weird spot right now and reaching out for some advice or even help because this deal is so strange. I have an off market deal with this gentleman but is wanting me to work through his broker daughter in law, and is telling me she isn't going to take a commission. I still have yet to find a purchase agreement contract for Indiana before I meet with my attorney to view and revise if needed. The owner pays bills in cash so there isn't a tax trail of cashflow, but is "transparent" about where his money goes. I guess I'm just looking for some advice at how to handle this situation and get paid for what could really be a great deal.
