Any luck with either one of those attorneys/law firms? I'm assuming you were looking for real estate attorneys that are familiar with facilitating creative finance deals like seller finance and subject-to?

@V.G Jason Thanks for responding! As they say, there's cost, time, and quality and you can only ever get 2 of the 3, if that lol. But I figured if I'm gonna post an All Call for GCs, I might as well ask for the best and see what pops up!

Good evening fellow real estate investors!

I am in search of investor friendly licensed, bonded, and insured general contractors in Savannah and Augusta, GA, and North Augusta, SC, that can deliver superior craftsmanship using quality materials, all while identifying opportunities to save costs without compromising on the overall quality of the work. General contractors that can stay on budget and complete jobs on time.

I realize me and everyone else is in search of this unicorn, and for those that have reliable contractors, they may not be willing to share since a good contractor is so hard to find! Lol but I figure I have nothing to lose by asking!

 I never followed up on this! I tried reaching out to the insurance agency who the previous owners were insured through, they told me they could not add me to the policy. The sister of the seller worked for the insurance agency, so if there was a way to add it, I think I would have gotten it. My normal insurance agent also said it couldn’t be done. He only sells one insurance company, so I had to go to a broker who could run a whole bunch of different policies. He was able to get a policy that had the previous owner , who is currently my renter, as primarily insured and I would be secondary. They said that since they live there, they would have an insurance interest. So I don’t know how to get around it if they weren’t the renter. I learned to go with an insurance broker and not an agent! Hopefully that helps someone!

Maybe a power of attorney would have been the workaround? So you could cancel his policy on his behalf and get landlord insurance and update his mortgage company of the change. 🤷

@Lynnette E. $45 in cash flow isn't a lot but you have to remember, there are other factors to consider that help generate wealth in real estate; cash flow, appreciation, loan pay down and tax benefits/deductions. The bigger picture is that in the long run, he's making more than just $45 a month. Over time rent should go up so he'll cash flow a little more. He could cash out refinance in several years and have tax free money to put towards another property or do a 1031 exchange and used the money to put towards a down payment on a bigger more cash flowing property. High cash flow is definitely nice but as long as it's positively cash flowing, I think it's worth it. Having a property that cash flows $45 a month, in conjunction with the wealth generating factors I mentioned earlier, is better than not having a property at all.

@Jim Pfeifer and @Andrew Hogan Thanks for the insight and feedback! We are looking to be active investors. We certainly understand that in order for us to ensure our properties are being taken care of we'll have to be actively engaged with our property managers. We've also noticed just how "not passive" it is hunting for a property. We're constantly talking with our realtor and analyzing homes.

@Sam McCormack thanks for the warm welcome! To be honest we're looking for both; positive cash flow out the gate and a slow appreciation approach, but we're not counting on the appreciation. That would just be icing on the cake. I think someone buying a property that doesn't positively cash flow and is counting on appreciation is taking a gamble, but to each their own. I'm definitely not opposed to long distance rental investing, shoot me a message!

Thank you for reaching out! It's great to hear that you have experience in the market and also own single family homes yourself. I'm definitely interested in discussing my investing goals with you.

My main goal is to acquire long term single family home rentals that will provide a steady stream of passive income over time. I'm looking for properties in areas with good potential for rental demand and appreciation. Can you provide some insights into the current market conditions and any areas that you think may be particularly promising for this type of investment?

Additionally, I'm curious to learn more about your experience working with out of state investors. As someone who is based out of state, I'm hoping to find a realtor who can help guide me through the investing process and also manage the properties once they are acquired. Would you be able to provide those services, or do you work primarily on the sales side of things?

Also, mortgage rates, have been in the 6.5%-7.5% range. I'm wondering how you see investors finding properties that could still have positive cash flow in this environment. It seems like it could be challenging to find properties that would generate a high enough return on investment without having to put down a significant amount of money, which could affect the cash on cash return. Do you have any strategies or insights for investors who are looking to acquire properties with these considerations in mind?

Hello everyone!

My wife and I are based in Hinesville, GA, near the Savannah area and we're excited to be joining BP. We've been studying real estate for the past 3 months, and we're eager to connect with fellow investors in the area and learn as much as we can from this community.

Our primary goal is to purchase our first rental property within the next 10 months, and we plan to use a "buy and hold" strategy for single family rentals. We believe that investing in real estate can provide a great opportunity for long-term wealth building, and we're excited to take our first steps in this journey.

We're hoping to make connections and gain insights from experienced investors, and we're also interested in meeting others in the local area who share our passion for real estate.
