That is an extremely good point on the lease.. and business / customers following you.  Indirectly, I was rolling that around in my head but couldn't articulate it well.

I would assume so.  Essentially I would lease the space from him, then sub-lease the storage.  Granted, there would be a question of who pays for the build out.  Me, Him, or split somehow.  

2. What are you trying to achieve with #2? Pricing guidance?

Essentially yes, pricing guidance, calculators, best practices, papers, etc.  Commercial leasing is 100% new to me and I'm not sure it's they way I would want to "start" my storage journey.  

Note - I'm not tied to this.  So if someone with experience doing this it is interested I'm happy to connect them.  Would love to learn as they run the numbers though.

Hello All,

Newbie here - If this is in the wrong forum, please let me know.  

I have a friend, who recently purchased a strip mall in N. Georgia.  In the mall there are two grocery / box area's at about 33,000 square feet. It is pretty open and conditioned space.  The previous owner stated that one of the other parties interested in the property was planning on putting in Self Storage.  He knew I had been researching Self Storage as a potential new investment opportunity and reached out.. so yes, super new at this. All of the opportunities I've looked at so far, you own the property. 

A few high level questions:

1) Is leasing a common method for setting up conditioned self storage? 

2) If so, does anyone have any calculators / models / articles I can review? 

Any thoughts or guidance is appreciated. - Thanks!

@Moshay Laren - I'm new to biggerpockets and REI (Joined today). However when I look @Vincent Crane previous post, it appears they are on the last Tuesday of every month.  i.e. not the 25th of every month.
