Hello! I’ve done a few flips, but haven’t necessarily hit any home runs yet, so I’m looking to pivot to BRRRRs. My current market is too high as well, so I want to look out of state. I’ve narrowed my search down to Kansas City or Akron/Canton, OH. Ideally I’d like to look for B class neighborhoods.
I’m looking to connect with real estate agents as well as property managers to get started. I’d like to work with people that can direct me to good neighborhoods and have connections with contractors and wholesalers.
I appreciate any and all advice or tips! Thanks!
I’m flipping a 1950’s two story house that has beautiful hard wood floors. I’ve always done Greek villa white on walls/trim/doors to keep my flips neutral. I wanted to branch out and do trim/doors in accessible beige at 75%. I keep going back and forth if I should keep it plain as usual, or take a risk. Any input?
Also, how much time do you spend on design? There are so many options anymore for lights, vanities, etc. it seems I could search for days. I’m trying to streamline and make design decisions easier. Just wondering what’s worked for others! Thanks!

Hello! I’ve got a house that I can get funding for purchase price, but I am needing help with rehab funds. Any creative ideas on how to borrow 15k? Or anyone know a hard money lender that does purchase and rehab in South Dakota? Thanks!
I'm looking for design help! It's an old 2 story house, with 2 beds/1 bath upstairs and 2 bedrooms in the basement. The main floor used to have 1 bed/1 bath, but whoever started working on it removed the bedroom wall. I think the intention was to make a large, open kitchen that flows into a dining room (where the only main floor bedroom was). Would you design it this way? Or would you add the wall back up to have a bedroom on the main floor? ARV is aroundd 275k.
So: 1. Large open kitchen/dining area. 2bed/1 bath upstairs, 1 bath main floor, 2 bed in basement (no bedroom on main)
Or 2. Smaller, closed off galley kitchen with 2bed/1 bath up, 1 bed/1 bath main, and 2 bed basement

Thank you for that insightful information! As this would be my first deal and being out of state, I was hoping to look at A/B neighborhoods, so this helps narrow it down! I like what you said about the brrrr method. It’s ok for money to be left in the deal and it still be a success. I have to remind myself of that when I’m running numbers. I will be looking for people in the area if I do choose to invest here. Are you a realtor in the area?

Has anyone done a BRRRR using a conventional loan? I have capital that I could then use to rehab. I am just starting out and trying to find the best/user friendly way to get into a BRRRR. My current market isn't the best, so I am looking to do a deal out of state. Is it possible to be successful with this strategy by just doing more cosmetic updates? I'm a bit intimidated to do a full on rehab for a first deal! Thanks for any advice!
