Hi Christina! 
What a great goal! I am a realtor and investor in the FL Panhandle and our short term rental market here is very strong. A lot of people like it because the area cash flows well and you have a nice little beach escape if you want to use it. 

We also have solid MTR/LTR because we are surrounded by healthcare and military bases. From Panama City over to Pensacola (with a few superior areas such as Destin, Miramar Beach, Navarre, and Panama City Beach) is where I would browse.  Let me know if I can do anything to help! Best of luck!

So I keep thinking about how well something like a Phenix Suites would do near me but with more upscale and amenity rich. IE , sauna, steam room, yoga classes, etc. The idea would be to rent our per suite to business owners for them to run their own suites and then maybe have a "membership" to use amenities/yoga classes. Has anyone invested in one of these or something similar? Really curious to hear thoughts.

In my experience solar eventually becomes a burden. A lot of my clients have gotten stuck with major loan payoffs if they decide to sell their homes as they really don't add any equity here and most buyers don't want to take on the additional loan, some have had their home owners insurance drop them, and like you, they ended up costing more then just paying your electric bill.

Some DSCR products allow you to do interest only payments for so many years. I would ask your lender about that option as well .

Our counties have a property appraiser site which shows the most recent sold price.

You can use email campaign apps such as Constant Contact, Mailchimp, Canva etc to do newsletters or property flyers. 

Redx or Vulcan7 for prospecting. 

I would invest in a CRM where you can have all of your leads, notes, communications, etc in one place. its helpful and keeps you organized especially as you grow.

Thats awesome, David! I grew up tri-state and do like the Poconos as a little getaway. I wish you the best of luck with it! 

As you expand your portfolio consider the FL Panhandle. A lot of great successes here in the STR and Re market game in general. Feel free to keep my info if you ever need anything!

Panama City Beach or Navarre, FL are worth checking out! Both have really great history of STR success.

Hi! I am a realtor and investor and in my experience and opinion there is really no downside to doing both at the same time. You have to follow the realtor code of ethics but frankly I think anyone trying to do good business should have these standards. Being a realtor has in fact helped me a lot with the investment side of my business. When I started investing I knew the market and how to work numbers; I knew my multiple exit strategies and already had a great team in place and was confident in my decisions, all from my career. I say do both!
