Hello John, In my experience, the best tool to complete a market analysis is the MLS. Work with your realtor to conduct these analyses as it is a very important step in determining value. You could also work a deal with a realtor to set you up as an "assistant" under their name and provide you with limited access to the MLS so you can conduct an analysis on your own whenever you want and simply pay them a one time fee. If not using the MLS, I guess you could use other sites like Zillow to see what's for sale and what's sold recently for a particular area. Good luck!

Welcome @Samuel Carmichael! I am in the process of a similar deal (purchasing a duplex/triplex with an FHA loan in FL) and the answers so far have been accurate to my knowledge. The FHA loan limit does vary from state to state (for example $345k in FL), check with your lender. Please continue to post any questions you may have!

One question I have for anyone out there is if all units of a triplex are currently leased when I purchase, do the leases expire with the sale or am I obligated to wait until the leases expire to occupy the home? Also, how would this work considering the owner-occupy for at least a year obligation with the FHA loan?

I have access to the MLS and I browse a few other sites, but can you suggest any other methods? Currently looking at doing the FHA on a duplex or triplex, but the inventory is just not there! As a learning investor, I frequently see ratings of neighborhoods, houses etc., but what does that really mean? Is it subjective? What are some tips to rate a neighborhood, house or anything else?
