Investment Info:
Single-family residence buy & hold investment.
Purchase price: $165,000
Cash invested: $25,000
this is a seller Financing deal in which the seller didn't want to sell to avoid capital gains.
we worked out terms that make sense for me and the seller so its a win win situation!
What made you interested in investing in this type of deal?

bought a good price in a great location with a value add component (its a 3/1 and can convert to a 3/2 and add 25k to equity)

financing 139k
7% rate with 4 year balloon.
PITI: $1232
rent: 1750
cash flow $400
this deals awesome because at the high rate (7%) it still cashflows as a long term. when rates drop I can refi and increase my cash flow.
Lessons learned? Challenges?
first time doing seller financing and learn a lot and how easy it was.

Hey Kevin, I would agree with Clay. stick to the criteria of the homes that sold near by. I would also agree with clay on the amount of days on market the sold comps were live for since properties have been sitting a bit longer than before. there not selling as fast as before but if they sell within 30 days then thats normal. your agent should be well educated on running comps and coming up with a sale price if they're familiar with the market. just takes a bit of digging. Price might play a role on who your buyers are going to be as well. if its lower priced like mid 200's or lower are more first time home buyers, which being an agent myself I've seen more of, are selling quicker than homes priced above the 300k mark. also consider when you will be listing. if after remodel I'm assuming its going to be around the holidays. which we all know slows down a bit. Just something to think about.

Hey Everyone, so I ran across Rup Singh on youtube and he gives some insight on a neat equity position on deals in exchange for Real estate commissions! I like the idea and have pitched it to a few of my investor clients and its paid off however I do have a couple questions on structuring the JV deal.
So the concept is being that the investor wants to be hand-off or out of state and can't really be as involved in the project that's when I step in....ill give the investor my commission on the deal and ask for maybe 5-10%+ return being that I will take the deal from A to Z. Handling the contractors, property managers, and all the day to day operations. also on the sale side of things ill be able to list at an aggressive reduced commission as well to save the investor even more money. this will work well with flips but my 2 questions are:
1.) is the 5-10%+ return too low or no? Especially if I'll be handling everything?
2.) how can I structure this for an investor wanting to do LTR? Do I get a percentage of the cash flow or just equity on the deal?
I want to make sure I'm doing things correctly but not giving up more than I need to if I don't have to.

@Jesse Wear hey brotha, nice to see you on here. So question. Are you planning to live in this new construction so your trying to figure out what’s the best way to deploy the capital without taking a tax hit? Or are you planning on flipping it?
If your planning on living in it then your gonna have to take a tax hit IF your gonna do the new construction route. Your better off trying to see if builders have something that your looking for that’s halfway built or close to completion so you can 1031 into it. That would be the only way
