Cleveland oh is my primary market we’re I’m looking to invest. But with all this covid situation I’m holding back.. I’m scare the Tenent’s might stop paying rent or new Tenent policy’s that’s might come up on the near future.

I have family/friends in that immediate area of those two area's and one piece of advice, sacramento tends to have a lot of crappy tenant's and do not care for rental properties.Yes people from the BayArea Silicon Valley are moving out that way, but keep in mind the type of tentant's you'll deal with.Elk Grove tends to be a bit better. Stockton is the area where "you don't want to have to move" no body "wants"to live there, i avoid that area at all costs. If I am low in gas, i still try to avoid that area and go to the next city just to get my gas. Watch the local news from the area.

Hi there, I am new to out of state investing for cash flow homes and i am looking into the area of Center Point AL. Many realtors have mentioned the there are new laws and regulations for out of state investors and i have been reading up on them, but does anyone work in that area as a property mang. in that area who "really know" about new changes and is it "harder" to get the houses rented or is it still worth the time of the investor and the property mang. I would love to hear from anyone who could shine some light on this subject. Thank you.
