You have an interesting situation there. If you haven't realized by now the primary downside is the leasehold situation you're in. I would consider running some numbers if I was in your situation and seeing if there's a way you could make the property cash flow doing furnished short term rentals to travel nurses or even a longer-term rental whatever the local HOA will allow. At least you have a reasonable amount of years left on the lease hold. But with that I have an HOA I think it's going to be pretty hard to find a buyer to take on that sort of liability. Sorry if I don't have the best news. I am a long time local resident and investor both and Honolulu and on the mainland. Those are just my thoughts. Good luck!

AWESOME!!! Breakdown the deal.. One property at a time for your analysis. Use the tools on BP. Negotiate for more that you think and really push for seller financing. It works well for the sellers.. Passive income without the risk. Also if these deals are out of your area align with a local PM or agent to meet and greet with the client to help close. Paying them is worth it to get help with inspectors etc. Hope that helps. Lemme know if you need more help.

I'll give my 2c... Agree with comments above. I am an out of town investor to Indy but have been there and have a basic understanding of he area. For fix and flips I would recommend SOBRO or south of broad ripple area above 42th. Closer to monon trail. Those are hard to find but you will have lots of options once you close it. Rental.. Sales... The near East is good but you REALLY need to know the pockets well. Hope that helps.

Hello BP- New member. I ran across this company - secureprivatefinding.com- Does anyone have experience with them ? I do SFR buy and hold and looking for other options beyond using all of my own $$ and seller financing. Their equity based lending looks attractive. .
