I'm looking to increase my marketing efforts immediately by mailing 8,000-10,000 postcards/month, but don't want to waste money and time targeting the wrong lists. I already mail ~4,000 per month to absentee owners and we're getting about a 2% response rate, but our leads are low end/low profit properties. Has anyone here been tweaking and refining your list with good results?

I've done several subject-to deals and want to begin a marketing campaign to acquire more. I've sent yellow letters before with the intention of getting subject-to deals, but ended up getting mostly wholesale opportunities out of them. Going through a printing company, I was paying $.49 per letter (pre-postage), but after doing the math I found that I can print my own for $.26 a piece so I am leasing a large copier/printer and intend to send at least 1200 yellow letters per month out of my office, with the intention of increasing that number over the next few months. I've targeted expired listings in the past with a very high response rate, but haven't had much luck converting. I believe one of the main problems has been that it was a "one and done" campaign with no follow up after the yellow letter.

I already have a postcard campaign for wholesale deals that is on a regular monthly follow up, but don't have a good plan for subject-to follow up letters or cards. I've considered hiring a sales copywriter to design a campaign for me, but I don't want to waste money on the wrong person of system. Has anyone here implemented a full subject-to campaign, and could you share your mailings/frequency/techniques?
