I like the question @Erik Chipchase raised. And would like to also ask, if the EMD negotiated is as little as $10, is it necessary to approach an attorney to escrow that amount? Or is having a signed receipt effective (showing the seller received the EMD)?

Are there out of pocket costs for having an attorney escrow the EMD? If so, and you are planning to assign the contract, will there be an additional expense to involve the buyers attorney, and if so, wouldn't it leave a "bad taste" with the one you originally put the low EMD in escrow with? Curious, because my goal is not to burn any bridges or be "That" wholesaler that attorneys cringe at the idea of working on my deal. Want to build the right reputation from the start.

I have heard a lot of talk on youtube.com about purchasing leads from ListSource.com, I am curious what experiences any of you here have had?  

I just spent a small amount of time poking around their site and was concerned that all though they have monthly vs. per lead pricing that they don't disclose the actual dollar amount until after you have invested your time in signing up, building the list you want, etc.  The real kicker being that you need to choose either monthly or per lead pricing prior to saving any lists you have built.  

So how to decide which is the most economical way to start off....

It's no secret I AM brand new.... Truth being, my start up funds are limited to say the least. I do understand that marketing will cost money, That I'm not going to build wealth for free. But, that being said, I am looking to keep costs at a bare minimum until I have a system in place that deals are funneling in and I can justify multiple recurring monthly expenses, as even small "membership" fees to many services will add up so quickly as to put me out of the game before I even get a chance to "play".  

Any advice is welcomed, and if anyone in the Massachusetts area has had experience with Listsource, I would love to know if they feel that it was a positive experience.

What a great question, I looked into it recently as well.  A question for @Shaun Reilly , What is the etiquette on who chooses the closing attorney?  Is it usually the buyer?  When you wholesale, and you sell to a fellow investor, they probably push for it to close with "their guy" correct?

Consider me a "Student" at this REI thing, as I have not yet done my first deal, but excited to go after it. I feel I have spent enough time on the sidelines and have a basic grasp on the theory, through hours of reading and watching loads & loads of informative videos.

But, now, I'm ready to through myself to the wolves, so to speak, and find out if I'll sink or swim....  better yet.... force myself to swim!  

I'm looking forward to getting to know people in the industry who have similar goals and finding people to talk and develop a network.  

Any advice, information, or tips are welcomed with gratitude!!
