@Jonathan Klemm Thank you for the reply!  Straight investment multi family.  My current work residency requirement (take home car) and family life (3 kids and growing) limit my ability to capitalize on house hacking. 

The Joliet area is my focus as I'm more familiar with it and the numbers are much better compared to Chicago and Chicago adjacent. 

I'm taking actionable steps to get more exposure to potential pocket listings and expect those steps to pay off by year end.

For those who started real estate investing and/or became a part time agent- what was it that finally clicked in your mind to quit your main job and pursue real estate full time?

I've owned a couple SFH for 4 years as LTR and have been an agent for just over 3 years. Currently work a demanding job in law enforcement and I strive to make the full time change in next 2-4 years.

I'm ready to scale up from 2 SFH's near Joliet. I executed a successful BRRRR on the first which allowed me to buy the second. I've raised private funding and am actively looking at 4 unit buildings anywhere between Joliet and Chicago.

For those who made the jump to multi family - what was the hardest lesson you had to learn. 

I'm a licensed agent and for anyone with small multi family properties nearby Joliet - I can execute on a deal quite quickly.
