Good afternoon BP community,

I have a future tenant who needs a guarantor to qualify to stay at one of my units.  It is a long story but they are using their mother as the guarantor and she has qualified credit/background check.  I was wondering if anyone knows of where to find a good template for FL for adding a guarantor addendum to the lease.  This might be a silly question, but is there any reason not to just have the mother sign the lease itself?

Good morning Bigger Pockets community,

I am having a tough time with a new rental property.  I have a duplex here in St. Petersburg Florida where one side is rented by two gentlemen.  One of them pays on time, keeps in touch and is an outstanding tenant.  The other is quite the opposite.  He is  at least 3 days late every month (but pays the $50 late fee) but only after I call/text to remind him.  We are now on the 11th day of this month and he has not paid.  I am wondering what I should do. Obviously I need to proceed with eviction but that will negatively impact the other tenant.  Is there a way I can get the bad one out and keep the good one? Is there a notice I should have formally issued already before beginning eviction.  Any help on this would be greatly appreciated!  It has been a big source of worry and I want to make sure I do right by everyone involved.

Post: Need Handyman help in St. Pete!

Good morning BP,  It has been a little while since I posted, but I am having a real tough time in maintaining my duplex .  I am in desperate need of a good handyman, someone that can do the work but also can suggest fixes, for things like leaking around a window (I have tried caulking myself with little success).  I have tried Angie's List, referred people, and even so far as to use Sears Home Services (which obviously has a hefty markup associated with it).  I also notice that the ones that have high ratings and sound competent on Angie's List won't even bother with jobs this small so that has been making it hard as well.

I am hoping that I can find someone to help me out with my current issue as it is raining every day and the leaking is taking a toll.  I really do not want to turn this into a major issue.   If someone even has a suggestion on finding and vetting good reliable people I would welcome that as well!

Good evening everyone, I have my first two tenants moving into my duplex this upcoming weekend.  I have done my homework on the lease and think it is pretty good, but I know I need to include some information with it.  Is the pamphlet from the EPA on lead based paint the only thing required to include with the lease?

Hey Austin! 

Rich Dad, Poor Dad is a very good start.  A lot of people started getting interested by reading this book.  It does not give specifics, but will definitely get you fired up for investing and how to look at things financially.  If you are looking for specifics condensed into one source, "The Book on Rental Property Investing" by Brandon Turner from this site is a great one that walks you through from start to rentals and even common problems you would encounter with tenants in your property.  These are just two that have helped me a lot with my first rental (which I am working on getting rented out now.)

Hey guys, I too am looking for an A/C guy.  I tried using a company my realtor recommended for an A/C replacement but the estimate came back far too high. Does anyone know of a good one in the St. Pete area?

Hello fellow St. Petersburg investors!

I hope I am writing in the correct forum, but I had a question on local lawn services.  I was wondering if anyone had a recommendation for an affordable dependable lawn service.  It's a pretty small lawn but with the weather heating up, I am going to need to get someone down in the area to be able to take care of it on a regular basis.  Does anyone know one?
