Welcome to the site. I've learned more here than any other source of information. I'm from St. louis as well and looking into wholesaling. Hey guys,
I really appreciate all of the advice and input. That being said, I am currently learning as much as I can about wholesaling. I'm taking your advice and acting on it. How much money can I expect to make on each deal. I guess there are some that are better than others. How many can I do in a year's time? I would like to do as many as possible. How much risk is involved and is there anything in particular I need to look out for? Again, thanks alot guys. Jason

Dave, We're like two peas in a pod here. I have about 12,000 in the bank in case this takes awhile. My wife is behind me 100% which is a really good thing. Being Mr. Mom and trying to take this all in and learn isn't the easiest thing. We'll do ok, we just can't give up and keep a keen eye on what the vets have to say. I'm nervous about this but, at the same time very confident. You sound like an intelligent man, I'm sure you'll do fine. My problem is that I'm impatient, nothing is ever fast enough. I need to slow down a little, learn, and do it right the first time. I wish you the best pal.

Josh, I can understand your reply. We have money in the bank to fall back on until I get a decent grasp on this. That being said, I have a whole lot to learn. I've been reading and researching day and night, I have alot of time to devote to this and am very determined to succeed. Right now my wife works and I'm the stay at home Dad. Needless to say, this is not the way I want it to be at all. I don't like watching my wife work as hard as she does. She has a great paying job but, we're still struggling. Appreciate the interest Josh.

Dave, I really appreciate that. I think I'm taking the right steps but, it's hard to be sure only being in the business for 2 months and having no prior experience. I lost my career due to epilepsy so, I had to do something that wasn't so dangerous. I have a one year old son and couldn't take the risks I used to. This is an all in bet for my family so, I HAVE to succeed. Thanks so much Dave!

OK, I recently got into the business...and when I say recently, I mean like 2 months ago. I haven't put a deal together yet but, I was wondering if any of you guys could tell me what you think the most important first step would be. I want to do rehab but, is this the easiest/ most profitable way to begin? I have a numerous amount of questions but, not so many answers.
How did all of you get your start? What steps should I take? I was actually having a few funding issues...great score around 760 but, the income to debt ratio is throwing me off. I'm having a business plan put together with a 5 year projection. I'm trying anything I can think of to get in a better situation as my family is counting on me. Any help would be GREATLY appreciated.
Another thought...should I maybe seek a lender/partner that I could offer 50% of my profit to just to get started? Thanks so much to anyone that responds.
