Hi everyone,
I have been educating myself to become an investor. I have about about 20k saved as down payment. This year I want to buy my first rental.
I noticed a house (right across the street from me) is no longer occupied (rented) and it is not being cared for (tall grass). No traffic to the home. It's not on the market for sale or for rent. I looked it up. Should I reach out by direct mail (letter in the mailbox) to see if the owner is willing to sell? What should I say in the letter? I want to keep it short and sweet but not sure what to say.

True. I actually have my budget in Excel. I use it most often. I receive notifications from Mint when I have unusual spending.
Another thing that I think I may do is to earn income online. I need something flexible since I work full time. In order to begin investing journey I know I need to be in a good position (no credit card debt and 20k cash saved). That's the goal I will keep in mind.
Thank you Jay! Yes, I am using Mint now. I paid off two credit cards and will pay off my car by month end. It makes good sense to get rid of credit card debt before investing. I am close.
Thanks Bill. I agree. This is a reality check for me. Getting financially ready should be my first priority. While I work on it, I will continue to educate myself and analyze deals. Not sure why I put this end of the year timeline on myself. The sooner I start the better, but I can't start until I'm in a good position to do so.
I have a full time job with decent pay so 20k is doable with time. Have to say no to the kids and explain to them what I'm trying to do. Tighten up the budget!

Yes, agreed. We all have to make the best decision we can for ourselves given the circumstances.
I don't own a nice house or a fancy car; I actually drive a beat-up car. My kids are not in private school but are in a decent school district. I chose not to disrupt that.
I can survive with bread and water if I only have to worry about myself.
Buying my first rental by year end perhaps isn't a realistic goal at this point, but I'm ok with that. I will continue to take action and work on this until I get my first rental.
