I've heard Better has low/no fee helocs. I have Helocs with first tech as they used to be no origination fees. 

Nice to meet you Seth, welcome! Out of state investing is something I've never done but I can see why you would want to living in SD. 

I would explore the option of applying for a heloc so you can keep your current loan in tact and use that cash for a down payment on your next home. You can compare the interest rate and qualified loan amount to the 401k loan.
